At Forest Ridge Builders, Inc, we understand there are times when the scope of a project is determined by the condition of a home, size limitations, and practical concerns and that the cost of a project can sometimes exceed funds available through a secured bank loan, home equity loan or a cash reserve. There are times when a bank loan is being used to finance a project, but additional costs are being incurred through design changes or upgrades to specifications and that additional funds are needed to fully realize your dream project. In the spirit of helping lighten the load for our customers wherever we can, we offer a variety of financing options.
Financing Through LightStream
We have become a member of the LightStream affiliate partnership program that allows our customers to apply for an unsecured loans for construction projects. The unsecured Lightstream loan has no fees or prepayment penalties. There are also no appraisals or home equity requirements. With Lightstream, you’re in control of the lending process and the funds are deposited directly into your account, you disperse funds as needed. Forest Ridge Builders is not part of the loan approval or funds distribution process. We also accept Visa, MasterCard and American Express. Due to processing cost associated with credit cards, we do add a 3% surcharge to amounts paid with credit card. Our customers find credit card payment to be a useful option to make the first or last payment on a large project, or to pay for upgrades or changes during a project.
We also offer other unsecured financing programs up to $55,000.00 through GreenSky for some situations. GreenSky funds are issued directly to Forest Ridge Builders, Inc., but we are not involved in the approval process. Ask your Forest Ridge Builders representative for details.
Depending on the size and scope of a project, we require a deposit upon acceptance of a proposal, and payment at certain intervals. These progress payments are based on visible work achievement checkpoints and the customer (and / or bank) is notified by invoice when a checkpoint has been reached. We have experience working with banks on construction loans and other types of financing and are usually able to tailor a payment schedule that is satisfactory to all parties. Upgrade and change costs are due on acceptance and are often considered out-of-pocket costs to the customer by banks and other financial institutions, making alternative financing options very helpful.
